Using the Dashboard: Ratings, Channels and Trends
Where to find the business, property and property group Dashboards, and what each chart shows.
Written By Chad McGuire (Sparrow Intel)
Overview
The Dashboard shows how your reviews are trending: your average rating, how each channel compares, and how ratings and sentiment change month by month.
There are three Dashboards: one for your whole business, one for each property, and one for each property group. Each shows the same charts for its own set of properties.
Where to find each Dashboard
Every Dashboard has a Date Range picker at the top, and all the numbers and charts update to match the range you choose. To save a copy of the business Dashboard, click the download icon next to the date range.
No property groups yet? You can create one by hand (see Create a Property Group). You can also let Sparrow Intel build groups for you, for example one group per city (see Auto Property Groups).
What the Dashboard shows
Review Averages
For the date range you choose, this card shows:
- your overall average rating
- how many reviews you receive on average per day, per week and per month
- your total number of reviews
Ratings Breakdown
A pie chart of your reviews by rating band, for example 9–10 or 7–8 on a 10-point scale. Hover over a slice to see how many reviews fall in that band.
Total Sentiment
The share of your reviews that are positive, neutral or negative.
Category change
A card that calls out a rating category that moved recently, for example "Cleanliness declined 1.06% from August to September".
Ratings by Channel
Your average rating and number of reviews for each channel, such as Airbnb, Booking.com and Vrbo. This is the quickest way to see whether one channel is pulling your average down.
Sentiment Over Time
A month-by-month chart of the percentage of positive, neutral and negative reviews.
Monthly Ratings
A month-by-month chart of your overall rating and category ratings, such as Cleanliness and Communication. Use it to see whether a change you made is moving your ratings.
Comparing properties
To see which properties need attention, go to Properties. The table can be sorted by overall rating, sentiment or any review category. Open a property to see a What guests are saying summary of its reviews.
Going deeper on one property: the Reports tab
Each property also has a Reports tab next to its Dashboard. There you can:
- pick a Category: Overall, Cleanliness, Value, Check-in, Accuracy, Communication or Location
- choose a Date Range and compare it with the Prior Period Average
- see that category's ratings over time in the Target Period Ratings chart
- click Download to save the report
For example, if guests mention check-in problems, choose Check-in to see whether that rating is improving at that property.
Tips
- Recent weeks can look thin. Guests can review for days after checkout (on Airbnb, up to 14 days), so the latest weeks fill in over time.
- Read the reviews behind a number. If a channel or category drops, filter the Reviews inbox by that channel or by a low rating to see what guests are saying. You can also export those reviews as a spreadsheet (see Exporting Reviews as a Spreadsheet).
- Compare markets with property groups. A group per city or region gives each market its own Dashboard.
- Find out why with Insights. The Dashboard shows what changed. Insights uses Chirp AI to explain why, across all your properties.
